Our Selling Process

If you’re selling your South Jersey home, here’s what you can expect through the home selling process with Christian Lang and Keller Williams:

  1. Our initial consultation will determine your home’s value, using comparable sales in the region, while considering any superior details of your property.
  2. We’ll create a checklist of the repairs and improvements for you to complete prior to listing the home, to help you maximize the sale price.
  3. We’ll introduce you to any needed contractors and handy people for repairs.
  4. We’ll take professional photos and build a website for your property, all at our expense, with up to $500 in social media advertising targeting Zillow, Trulia, and Realtor.com.
  5. We’ll post your property on multiple listing services, including Open House Social Media Advertising and conducting virtual and live open houses.
  6. We’ll offer you a competitive commission to improve your bottom line, with no transaction fees.
  7. We will provide you with weekly updates on property showing activities.
  8. As offers come in, we’ll work to negotiate the best price in the shortest amount of time, including negotiating repairs as needed.
  9. Once the deal is made, we’ll arrange for the Certificate of Occupancy with the Township, organize the title processing for closing, and coordinate any assistance you need with your move.

Need Help Determining Your Home’s Value?

For most of us, our home is our largest asset. Any time you’re seeking to sell, buy, or refinance, it’s smart to know the current value of your home.

Rather than use unpredictable and hard to understand automated valuations, we use data from past sales, current market trends, third parties, and public records. All of these methods help to provide an estimated market value for your home. Be advised that this is not in fact an official appraised value, but it is helpful information for negotiations.

Factors that help determine the value of a home include:

  • Location, including the surrounding neighborhood, the proximity to a waterfront, the school system, cultural centers, etc.
  • The number of bedrooms and bathrooms
  • The total square footage of the home
  • The home’s lot size and features
  • The kitchen and bathroom quality
  • The window and roof quality

If you’d like to find out more about how we can offer a valuation of your home, reach out to us today and arrange a consultation…we’re happy to help you determine the value of your home.
